In fact, we highly suggest you require this exact proof from any contractor you are considering to ensure their license is active and precisely matched to your particular municipality.

The short answer is no. Our pricing is a reflection of our deep experience, specialized knowledge, and current market rates. Estimates are rarely "apples to apples"—differences often arise from variations in material quality, labor expertise, and project management standards. We refuse to sacrifice quality or cut corners to undercut a bid. However, we are happy to review a competitor's proposal with you to explain where the differences lie and, if necessary, adjust the scope of your project to better fit your budget.

Every project has its own "personality" and unique set of variables, which makes flat-rate pricing difficult. To help you plan, we provide general budget ranges upfront and a tailored estimate upon request. Think of these as "feasibility studies" to see if your vision aligns with your investment goals. From there, we move into a Pre-Construction Phase where we nail down exact numbers, finalize design selections, and investigate potential "unknowns" (like existing structural conditions) before a hammer ever swings.

1.) Projects Requiring Permits
It is important to distinguish between the full project timeline (from planning through completion) and the actual construction time:
Permitting Phase: Depending on the complexity and jurisdiction, municipal permits can take between 1 to 6 months to be approved. During this waiting period, we actively work with you to fine-tune material selections, finalize design intents, and pre-order long-lead items.

2.) Projects NOT Requiring Permits
These projects are usually faster because they do not require heavy structural or municipal oversight:
On average, we aim to complete non-permitted projects in two weeks or less.
